Design brief

Located on a relatively small 550 square meter lot sits a run down, single storey, fibro cottage. A recent purchase by our clients who immediately fell in love with the uninterrupted views of Tuggerah Lake. The clients, who are part of the downsizing baby boomer generation required a modest 2-3 bedroom, one bathroom home with emphasis on outdoor living and connection with the landscape and that view!

After selling a large 4-5 bedroom 3 storey home, the clients were adamant about keeping the design single storey and not going up. The site was located in a flood zone and the design was limited by a DCP concessional development which only allows 40 square meters of habitable floor area to be built at the same level as the existing.
The interiors were reworked to accommodate three bedrooms and a new bathroom/ensuite that utilises the location of the existing kitchen & laundry plumbing. The 40 square meter addition housed the new open plan kitchen, living and dining areas all with access and views to the landscape. Through smart design and utilising councils concession we were able to achieve a flat floor plate and extend the existing roof line reducing excessive construction costs and keeping the design on a tight budget.
